How long does a home inspection take?

Most inspections take 3 to 4 hours, depending on the size, age, and condition of the home. We take the time to be thorough and answer your questions along the way.

How much does a home inspection cost?

Pricing depends on the size and type of the home, but most standard inspections start at $350. We’ll give you a clear quote up front—no surprises.

When should I schedule a home inspection during the buying process?

We recommend scheduling your inspection as soon as your offer is accepted. This gives you time to review the report and negotiate repairs, if needed, within your option period or contingency timeline.

We inspect single-family homes, townhouses, condos, duplexes, and light commercial properties. We also offer pre-drywall and new construction inspections.

Do you offer pre-listing (seller) inspections?

Yes! A pre-listing inspection can help you address issues before putting your home on the market, potentially speeding up the sale and avoiding last-minute surprises.

What is included in your standard home inspection?

Our standard inspection includes a detailed review of the structure, roof, foundation, HVAC, plumbing, electrical, attic, insulation, and built-in appliances. You’ll receive a full report with photos and recommendations.

Do you offer specialty inspections?

Yes. We offer optional add-ons like pool/spa inspections, thermal imaging, and more. Let us know what you’re looking for when you book.

Process & Expectations

Can I attend the inspection?

Absolutely. We encourage buyers to attend. It’s a great opportunity to ask questions and learn more about your future home. We’ll walk you through major findings in person. If you are unable to attend you can designate another person to attend on your behalf – please just let me know in advance.

How soon will I receive the inspection report?

You’ll receive your full digital report within 24 hours—often the same day. The report includes clear photos, summaries, and professional recommendations.

What does your inspection report include?

Our reports are easy to read and include photos, detailed descriptions of findings, and actionable suggestions. We highlight any safety concerns or urgent issues so you can prioritize.

Will you tell me whether or not to buy the home?

No—our job is to give you objective information, not to make decisions for you. We’ll provide all the facts and context so you can make the best choice for your situation.

Can you fix the problems you find?

To avoid conflicts of interest, we don’t offer repair services. We believe in staying unbiased so you can trust our findings completely. However, we will indicate what type of professional you should reach out to such as Structural Engineers, Pest Control, Appliance Repair, or others.

Are you licensed and insured?

Yes. We are fully licensed and insured in the state of Texas, and we carry Errors & Omissions and General Liability insurance for your peace of mind.

What qualifications do your inspectors have?

Our inspectors are certified through TREC, and receive ongoing training to stay current with building codes and industry standards.

What makes you qualified to inspect a pool or spa?

While any inspector is able to offer this service, I also have experience as a pool service professional and maintain a Certified Pool Operator certification.
